Understanding the Rhythm of the Ottawa Rental Market

Timing has a huge influence on what kinds of accommodation are on the market.  Consistently the number of units available is counter-balanced by the number of people looking. For example, in August the market pressure is very tight, everyone needs a place – yesterday - whereas from October to March there is greater flexibility and a little more generosity of time in the market place.  

 

Here is a capsule look at the rental housing market, by season:

 

April, May:

From Sleepwell’s perspective, the rental season begins in April. Many students are finishing school and moving, either to more suitable locations or to back to their home communities. There are many units that become available in April and May but, on the other hand, there are a fair number of students looking to secure a place in May, prior to the September back-to-school rush.

 

June, July, August, September: During the summer there continues to be a large variety of units available, AND a large number of people looking.  If you do find something suitable during the summer months, rent it.  The occupancy rate is fast. Apartments don’t stay on the market for long.  

As summer advances into late August/early September, the choices are few and the timing gets tight.   This is not the best time to be looking for a September move in date.   

 

October, November, December: After October and into November and December, the market pressure eases off, with fewer prospects available.  However, this is a good time to starting looking if you have some flexibility around move in date. Ideally looking for a new place and finding one,

then giving your 2 months notice gives you the greatest flexibility and the least amount of pressure.

 

January to March: From January to March, the market opens. Prior to April is a good time to be looking for housing. Although there is a peak in April of units becoming available, once again the tide is rising with more people looking for new places to rent.

Overall:   Don’t fall out of the loop.  Set your criteria and communicate what you are looking for.

 

Give yourself plenty of time to look for and to find, the right place.

 

Take some time to walk around the neighbourhoods. Have a coffee, sit down and take in the community.  See what fits in terms of location, demographics, noise, green space, local recreation and cultural opportunities. 

 

Ottawa is a beautiful city, with distinct neighbourhoods, designed with grace and elegance.  Take some time to get to know it, too.
